So you're thinking about moving to Houston. Welcome — it's a big place. Connecticut literally fits inside our metro area, so 'I'm moving to Houston' is about as specific as 'I'm moving to a state.' Let me walk you through how I actually map this out for people.
Here's the deal. The first question I ask is never 'what's your budget.' It's 'where's your anchor?' Your job, your kids' school, the hospital you'll work at — that anchor decides everything, because in Houston traffic, 12 miles can be 18 minutes or 50 minutes depending on the direction.
Number one — if your anchor is energy or tech, you're looking west. Energy Corridor, Katy, Cinco Ranch. Master-planned, great schools, newer builds. You get a lot of house for the money out there. Number two — if you want to be close-in and you value walkability, Memorial and the Inner Loop neighborhoods. Tighter lots, higher price per square foot, but you're 15 minutes from everything. Number three — Medical Center anchor, look south: Pearland, Friendswood. Super underrated for value. Number four — if you want trees, master-planned living, and you don't mind being north, The Woodlands is its own world.
I've taken people on tours where they came in convinced they wanted one area and left having fallen for another, just because they finally understood the commute math. That's the part Zillow can't show you.
