Property Walkthrough Help
Getting Started
Select a property to begin. Add items to each room as you walk through, then mark each item Pass or Flagged.
Item Actions
✓ Pass — Acceptable condition, no action.
⚠ Flag — Needs attention. Opens detail panel for condition, notes, and assignment.
📷 Photo — Camera opens. Photo stored immediately to device storage.
🎤 Voice — Tap to record, tap again to stop. Transcribed live if browser supports it.
Condition Types
Needs Repair — Damaged or broken.
Replace — Full replacement needed.
Missing — Not present at property.
Dirty/Needs Cleaning — Needs cleaning.
Need to Order — Out of stock, needs restocking.
Other — Add details in notes.
Assignments
Manager — Operations manager handles it.
Cleaner — Cleaning team on next turnover.
Contractor — Skilled trade required.
Landscaper — Outdoor/yard maintenance.
Adding Items
Tap + Add Item in any room. Rooms start empty — you add items as you walk through.
Session Recording
Tap the big red microphone button to record the entire walkthrough as one continuous audio session. While recording, every item you check, flag, or photograph is automatically timestamped against the recording timeline. Use Pause for interruptions, Resume to continue, or Stop to end. You can start multiple recordings per session. On the Summary screen, tap any timestamp to jump to that moment in the audio.
Inventory
Track what's present at the property using the Property Inventory section. Check off items in each category (Documents, Appliances, Equipment, Keys/Remotes, Fixtures). Add notes for any item and custom items for anything not listed.
Reordering Rooms & Items
Tap the Reorder button above the room list to enter reorder mode. Grip handles appear on the left of each room card. Drag a room up or down to change its order. Inside any room, tap Reorder Items to rearrange checklist items. Your custom order is saved automatically.
Adding Custom Pages
Tap + Add Page to create a free-form section (e.g. "Attic Notes", "Seller Discussion"). Custom pages appear in the room list with a PAGE badge and can be reordered like any room.
Storage & Saving
All data (photos, audio, notes, inventory, session recordings) is stored on this device only using IndexedDB — survives browser restarts, crashes, and battery loss, but will NOT appear on other devices or browsers.
Status Pill (top right)
The colored dot at the top right shows your save status:
Green / Saved — All changes saved to device storage.
Yellow / Not Saved — You have unsaved changes. Tap the pill to see details and force a save.
Spinning / Saving... — Save in progress.
Tapping the status pill opens a panel with save details and a Sync Now button to force-save immediately.
Download Backup
Downloads a ZIP file containing all your walkthrough data, photos, and audio. Use this to create a backup copy or transfer data.
Copy Data
Copies the full walkthrough summary to your clipboard. Paste into Telegram, email, or any app to share your findings instantly.
